Our premise

We don’t build blocks. We build habits of place.

Thrive Social began with one restaurant on a quiet block in downtown Chandler. Today we run a portfolio of hospitality, design-build, and community programs that turns neglected districts into places people choose — again and again.

Hospitality

Restaurants engineered as neighborhood anchors — from concept through Tuesday-night service.

Design-Build

Chalk Design Build handles architecture, historic preservation, and general contracting in-house.

Placemaking

Programming, events, public realm, and brand work to activate districts, not just buildings.

Capital

Patient, impact-minded investment with transparent reporting and joint-venture structures.

What we do

Six practices, one neighborhood-shaped outcome.

01

Restaurant Development & Operations

We create, own, and operate the restaurants that become community anchors and gathering places.

  • Concept development & branding
  • Full-service restaurant operations
  • Menu design & culinary direction
  • Staff training & culture
02

From sketch to certificate of occupancy — architecture, construction, and finishing under one roof.

  • Architectural design & planning
  • Historic preservation expertise
  • General contracting
  • Interior design & finishing
03

Community Placemaking

Creating spaces where communities naturally gather, connect, and come back.

  • District master planning
  • Event programming & activation
  • Stakeholder engagement
  • Public space design
04

Hospitality Consulting

Strategic guidance for operators who want to build something that matters to a neighborhood.

  • Market analysis & feasibility
  • Brand strategy & positioning
  • Operational optimization
  • Team development
05

Investment & Partnerships

Joint ventures and project equity with transparent reporting and a community-first thesis.

  • Joint venture partnerships
  • Project-specific equity
  • Impact investing strategies
  • ROI tracking & reporting
06

Good Neighbors Charity

A portion of every project funds direct assistance, small grants, and youth programs in-district.

  • Culinary & hospitality training
  • Youth mentorship

ii.

Engagement

Residents, business owners, and local leaders shape the project alongside us.

iii.

Strategy

A plan that balances financial viability with authentic community impact.

iv.

Build

Chalk Design Build delivers architecture and construction with historic fluency.

v.

Launch

Strategic openings with programming, events, and marketing that create sustained traffic.

vi.

Frequently asked

Answers to the questions most often on our desk.

What kind of projects does Thrive Social take on?
Historic downtown revitalization, mixed-use development, restaurant creation and operations, and community-focused real estate. Our sweet spot is neighborhoods of 5,000–50,000 residents with historic character and strong civic identity that need investment and activation.
How can I invest in a Thrive Social project?
We offer joint ventures, project-specific equity, and preferred equity investments. Minimums typically range from $250K to $1M depending on the project. Reach out for our current investor deck.
What is your typical project timeline?
Restaurants take 9–14 months from concept to opening. Mixed-use developments range 18–36 months. Full district revitalizations are multi-year initiatives — usually 3–5 years for complete transformation.
Do you work outside Arizona?
Our roots are in Arizona, but we’re actively expanding across the Southwest and will consider exceptional opportunities elsewhere — communities with strong fundamentals, engaged leadership, and neighborhoods that align with our mission.
How does Good Neighbors Charity work?
It’s funded by a percentage of profits from every Thrive project. The charity provides family assistance, small-business grants, and youth training programs in the communities where we work.
